Leasing Consultant (Pebble Brook Village Apartment)
Barratt Asset Management began in 2010 in the heart of Indianapolis. BAM specializes in the acquisition and management of income-producing properties, primarily multi-family apartment communities. BAM utilizes the knowledge and strengths of its employees and local market expertise to provide an array of real estate services to achieve maximum benefit for residents, owners, and investors.
The Leasing Consultant is the community’s sales representative whose primary duties are to greet prospective residents, to professionally present the features and benefits of his/her assigned community and adequately secure lease agreements from qualified individuals. A Leasing Consultant is very service oriented and strives to make current residents feel welcome and comfortable in the community. The Leasing Consultant will contact a person of authority should any situation warrant an action of a decision not included in his or her duties and responsibilities.
Essential Job Functions
1.Maintain a professional, yet friendly, atmosphere in the leasing offices and other areas where prospective residents and current residents meet.
2.Inspect models and “market ready” vacancies daily to ensure cleanliness.
3.Answer incoming phone calls and handles each call accordingly, whether it is a prospective resident call, irate resident, and service request. Transfer calls to assistant manager or property manager when appropriate.
4.Greet prospective residents, qualify, determine needs and preferences, professionally presents community and specific apartments while communicating features and benefits.
5.Review online advertising to ensure current market pricing on a weekly basis.
6.Maintain awareness of local market conditions and trends. Contribute ideas to the property manager for marketing community and for improving resident satisfaction.
7.Occasionally will be asked to perform external market outreach at nearby organizations.
8.Actively coordinate all renewals throughout the month. This includes sending letters (90, 60, 30 days) and scheduling resident appointments to discuss renewal rates and leasing options.
9.Correctly complete all lease applications, assist with application verification and notify prospective residents of results. Type miscellaneous resident communication as needed.
10.Complete all lease paperwork including related addenda and accept rents and deposits.
11.Complete Guest Card information form on all prospective residents, send thank-you notes and perform follow-ups.
12.Physically inspect community when on grounds, pick up litter, and report any service needs to maintenance staff. Inspect move-outs and vacancies.
13.Inventory office supplies on periodic basis and report to the Property Manager.
14.Organize and file appropriate reports, leases, and paperwork.
15.Assist property manager and assistant property manager in preparation of weekly reports, resident communications, move-out inventory, and market surveys.
Job Type: Full-time
This is a primarily local assignment during the business day, although some out-of-area travel may be expected.
Required Education and Experience
- Stellar customer service and sales ability
- Previous leasing, sales, hospitality, or customer service experience
- Out-going personality
- Demonstrated ability to apply sales skills, such as generating sales leads, conducting sales presentations, qualifying prospects, and closing.
- Must have and maintain a valid driver’s license in the state of residence. Must have reliable vehicle.
- High School diploma or equivalent and professional knowledge of business discipline
- Proficiency and fluency in using the internet for marketing, advertising, and sales-related circumstances.
- Experience with PC based word processing and spreadsheet software
- Must be able to travel and able to work a varied schedule including weekends
- Demonstrate ability to communicate effectively verbally and in writing
- Professional demeanor and appearance

- NALP credentials
